Quebec Wharf

Etcetera using direct labour and sub-contractor package procurement carried out management of the design and build. The urban infill project provides 37,000 sq ft of modern B1 office/light industrial floor space, close to Canary Wharf, with its design reflecting traditional wharf style architecture.

Arranged as (a maximum of) 10 self contained (flexible) business units around a gated courtyard. Each unit enjoys either main road /courtyard or canal side/ courtyard frontages. Built to a comparatively high specification the design incorporates; open plan spaces arranged around stair and WC cores; modern eco. efficient air conditioning; excellent natural light and aspect; controlled access and secure parking.

Internal finishes are simplified at ground floor to facilitate production uses or bespoke fit out by end users. First floor spaces are fitted out including plastered walls, modular suspended ceilings, raised access flooring and carpeting. Superstructure comprises a steel frame on piled foundations with brick and block work cladding and a highly insulated aluminium barrel vaulted roof.

Situated next to the Limehouse Cut waterway and with maximum building coverage the project presented several construction and access challenges for Etcetera. Driving value for money, value engineering was a key factor at all stages in the design and build process. Successfully managed the project was completed on time and in budget exceeding all clients and letting agents expectations.
